Carpet Revive carpet cleaning price list
All bookings use hot water extraction (HWE) — the deep-clean method the Carpet Institute of Australia recommends every 12–18 months. The carpet is inspected on arrival to confirm the most suitable approach for the fibre type. Larger rooms that exceed standard dimensions are priced per square metre, shown in the online booking tool.

What’s included in every Carpet Revive booking
Every booking, regardless of property size or area type, includes the full service process below. Nothing is charged as a surprise extra on the day.
- On-arrival carpet inspection – fibre type confirmed and safest cleaning method selected before work begins
- Deep pre-vacuuming – loose soil, dust, and debris removed before any moisture is applied
- Stain pre-treatment (where suitable) – high-traffic areas and visible spots treated with appropriate solution based on stain type
- Hot water extraction – professional-grade HWE equipment; the vast majority of moisture is extracted, leaving carpets only damp to the touch
- All cleaning solutions and equipment — brought by the technician; nothing required from you
- Light furniture moving – chairs and small tables moved and replaced; heavy items should be cleared prior to arrival
- Professional receipt – emailed on the day; includes property address, areas cleaned, and method (required for end-of-lease documentation)
What is not included in the base price: deodorising, carpet protection treatment, specialist pet urine odour treatment, and heavy stain removal requiring multiple passes. These are available as optional add-ons and will be quoted separately before any additional work begins.
What affects the final price of a carpet clean
CarpetRevive’s per-area rates are fixed, but certain conditions can affect the total cost of your booking. Knowing these in advance helps you get an accurate quote the first time.
Room size
Standard room dimensions are used for per-area pricing. Larger rooms that exceed these dimensions (typically open-plan living areas above 25 sqm) are priced per square metre, shown transparently in the booking tool before you confirm.
Carpet fibre type
Wool and natural-fibre carpets require specialist pH-neutral solutions and additional care. The technician confirms the fibre type on arrival and selects the appropriate cleaning method. Wool carpets typically have longer drying times (4–8 hours vs 3–6 hours for synthetic).
Booking timing
Standard bookings during regular hours are at the per-area rate. Same-day and next-day bookings are subject to availability. Bookings during peak periods (end of lease season, end of financial year) should be made as early as possible to secure your preferred slot.
Carpet condition
Heavily soiled carpets, pet damage, or deeply set stains may require additional pre-treatment passes. The technician will advise on arrival if additional work is needed and the cost before proceeding, nothing is added to your invoice without your agreement.
Furniture
Light furniture is moved as part of the service. Heavy items such as beds, sofas, and wardrobes should be moved before the technician arrives. Cleaning is performed around heavy items that cannot be moved.
Add-on services
Deodorising, carpet protection treatment, and specialist pet odour treatment are optional extras. Each is quoted transparently before being added to your booking — never applied automatically.
Steam cleaning vs dry cleaning: what’s the difference?
CarpetRevive uses hot water extraction (commonly called steam cleaning) as the primary method for all bookings. Here’s how it compares to dry cleaning, and why HWE is the right choice for most Australian homes.
| 💧 Hot Water Extraction (Steam) CarpetRevive’s standard method |
🌬️ Dry cleaning (Low-moisture) Alternative for specific situations |
|---|---|
| Hot water mixed with cleaning solution is injected deep into carpet fibres, then extracted at high pressure. The vast majority of moisture is removed during extraction. | A cleaning compound is worked into the carpet with rotating brushes, then vacuumed out. Minimal moisture means walk-on-ready results within an hour. |
| ✓ Deepest clean available—reduces allergens, dust mites and bacteria. | ✓ Walk-on dry in 30–60 minutes. |
| ✓ Recommended by the Carpet Institute of Australia for periodic deep cleaning. | ✓ Lower risk for wool and delicate natural fibres. |
| ✓ The method most agents ask to see on end-of-lease receipts. | ~ Less effective on deeply set stains or heavy soiling. |
| ✓ Synthetic fibres dry in 3–6 hours; wool in 4–8 hours. | ~ Not accepted by all agents for end-of-lease documentation. |
| Best suited for: All standard residential bookings, end-of-lease cleans, pet households, allergy sufferers, and carpets that have not been professionally cleaned within the past 18 months. |
Best suited for: Wool and delicate fibre carpets, situations where extended drying is impractical, and light maintenance between annual deep cleans. |
End-of-lease carpet cleaning – what to expect and what it costs
End-of-lease carpet cleaning is one of the most important steps in securing your bond return. Carpet cleaning is consistently one of the top disputed items at the Victorian Civil and Administrative Tribunal (VCAT) and equivalent bodies in New South Wales and Western Australia. Getting it done professionally, and getting the right receipt, removes the dispute before it starts.
Typical end-of-lease totals based on Carpet Revive’s per-area rates
| Property | Typical areas | Estimated total |
|---|---|---|
| 1-Bed apartment | 1 bedroom + living room + hallway | $125 (minimum applies) |
| 2-Bedroom home | 2 bedrooms + living room + hallway | $154 |
| 3-Bedroom home | 3 bedrooms + living room + study + hallway | $218 |
| 4-Bedroom home | 4 bedrooms + living room + study + 2 hallways | $282 |
| Estimated totals are based on standard hot water extraction pricing and may vary depending on carpet condition, property layout, and optional services. | ||
Add stairs, additional hallways, or rugs to your booking as needed — all priced per the standard rate list above. The receipt emailed on the day of your clean will show the property address, a list of all areas cleaned, the method used (hot water extraction), and the date of service. This is the document your property manager needs.
Tip: The standard you’re held to is returning carpets to their documented start condition, allowing for fair wear and tear. If carpets show stains, odour or soiling, a professional clean with a detailed receipt settles the question before it becomes a dispute — a DIY machine hire receipt rarely does.
